Although Arizona is one of the states having high number of foreclosures when it comes down to hunting for one, the job is not easy. A couple had stretched their budget to find a nest in the mountain paradise of Sedona but the most of the properties were junk standing on precarious points that jumped onto busy roads. In fact these should be demolished – not only are they dangerous but due to long neglect mould has set in. It is difficult to think that mould would be cause of worry in the deserts of Arizona but there you are!

The exiting owners of a home in West Sedona that had been built four years previously hung a mirror after making a hole in the wall. This ruptured the entire wall and allowed the moisture to soak in to the interior of the home. The climate being warm this was the ideal concoction to allow the mould to multiply. The house standing on 2,000 square feet has an asking price of $299,000. A mould expert has said that thousands of dollars would be required to treat the mould.

Another foreclosed unit in Oak Creek of Sedona has an asking price of $329,000. The house is 18 years old having three bedrooms with three bathrooms. It is located in an enchanting neighbourhood surrounded by fancy house. This attracted the couple although the price was more than their budget.
But once inside they have second thoughts. Gaping holes dot the drywalls in the house. It seems that the previous owners took out their frustration on the walls. The home inspector could also be the culprit. Thinking that the mould came from a defective backyard drainage he drove holes in the walls and found the mould settled right through. Repairing costs were calculated to be $100,000. All combined to make the offer too prohibitive for the couple.

Since then they have inspected 37 foreclosed properties and driven by dozens of others apart from checking on hundreds on the Internet. Some reports say that there could be a staggering number of 20,000 foreclosed units in Arizona. This means the couple could go on searching forever. But their patience has worn out prompting them to abandon the hunt.

But their agent persisted and persuaded the wife to view another unit although the husband refused to give it another try. But this time it seemed to be love at first sight. The five year old house had three bedrooms and two bath rooms but it being under HUD category things became complicated with red tape.
