The state of Texas is in south-central USA and is known as the Lone Star State. Although Houston is the largest city the state capital is Austin. From east to west the landscape unfolds from pine and oak forests to rolling prairies and finally the Big Bend desert. The oil boom that started from 1901 totally changed the economy of Texas making it richer and richer. The Blacks are 12% as against 71% Whites as noted in 2006.
Texas foreclosure homes are a result of the urban sprawl that started with excessive growth. To some extent Texas has been able to manage the onslaught of foreclosures better then elsewhere because of its strong economy. Oil is the key to it success but having learnt lessons from the past Texans had learnt to diversify and this has given them support in times of crisis. Texas foreclosure homes are not as many as elsewhere but nevertheless it has not remained immune to the raging foreclosure crisis gnawing into the economic health of USA.
In Texas both court and out of court foreclosures are permitted. Consequently the process moves relatively faster than elsewhere. It takes about 3 months time to be completed.
By Texas foreclosure homes generally are meant the houses that are in all the stages of foreclosure. In the pre-foreclosure stage the borrower misses out on payments and become delinquent. The lender then issues foreclosure notices and the date is set for hearing and auctioning of the property. If the auction fails to attract proper bids then the banks repossess the Texas foreclosure homes. The lenders now try again to sell off these Texas foreclosure homes – a difficult task considering the negative mood of the market.
However foreclosure homes are ideal for those who want to buy houses at bargain prices. Never before have houses been more affordable. Sale of Texas foreclosure homes is not picking up as expected. The buyers are still hesitant and waiting to see if the prices would further tumble as the foreclosure crisis continues to bite.
The Dallas Morning News has reported on 18th February 2009 that there are a large number of foreclosures and at least one out of three homeowners will be affected by it. The Senate committee was apprised of this situation. There were 96,000 Texas foreclosure homes in 2008 and it is expected that a similar number of houses will be noted this current year.
