foreclosures

In New York State Buffalo City is the second largest and is located in the western part of the state in Erie County. It is the main city in the Buffalo-Niagara Falls metropolitan zone.

Buffalo originated as a small trading settlement in 1789 near a creek named Buffalo. It developed sharply with the opening of the Erie Canal in 1825.
Today Buffalo foreclosure homes are hitting the headlines. There are many reasons behind Buffalo foreclosure homes – largely national and also to some extent local. Buffalo has been seeing an exodus of population after having lost its industrial base. This loss is largely being blamed for the outsourcing of work.
Buffalo foreclosure homes cannot be exclusively analyzed in a local perspective – it is part of what is happening on a staggering scale right across USA.

Buffalo foreclosure homes can be contained by federal intervention together with the strength of the local economy. The economy of Buffalo is a mixture of light and heavy industry with high technology thrown in. The economy is more service oriented. The good news is that Buffalo does not depend on any single industry or segment for its future. Its approach is diversified and that has created possibilities of growth and strength to fight Buffalo foreclosure homes.

A huge number of Buffalo foreclosure homes are lying vacant. Many Buffalo foreclosure homes are being auctioned because taxes have not been paid. In October 2008 it was reported that 2,900 units were being sold because of tax dues – a sure sign that the real estate crisis is worsening.

Buffalo had recorded the third highest number of vacant properties in the country. The biggest auction is also creating a record of sorts. Some of the units going up for bidding were occupied. All were lagging behind in taxes. Kathleen Lynch of Western New York Law Center that deals with foreclosure prevention said, “I think it reflects concerns in the economy. We’re hearing from a lot of investors who are having trouble getting loans for their properties.”
At that time the city owned 8,000 properties – mostly empty residential lots. Added to this there were 10,000 houses lying vacant that were privately owned. According to the findings of Census Bureau, Detroit and New Orleans had higher number of vacant units than Buffalo.

The latest good news is that the Buffalo-Niagara Falls region has seen its median house prices increase during the first quarter of 2009. It is one of the 18 areas across USA to note such an increase, according to National Association of Realtors. Till recently Buffalo-Niagara Falls zone had the lowest median price among the four big New York State cities. It now noted a spike of 2.7% during the first quarter of 2009.
